Facilities director outlines repairs, elevator and boiler issues; preventive maintenance contract signed

At the Feb. 19 facilities committee meeting, district facilities staff summarized ongoing and planned repairs across school sites and provided cost estimates for several near‑term projects.

The facilities director told the committee the district has spent roughly $380,000 on repairs so far this year and outlined a set of additional projects whose combined estimates would total about $631,000. He said those additional projects would use a portion of a $1.2 million preventative maintenance allocation the board added this year.

Project updates included: - An elevator controller for NPE has been ordered and the vendor estimates a completion date around April 14; negotiations over bonding and documentation for a separate chairlift vendor (101 Mobility) are ongoing and that lift, if pursued, would likely come after the elevator work. - A gas‑supply issue at SRS has limited the district’s ability to run both boilers simultaneously on very cold days; the facilities team and the utility (Pico) are investigating whether the restriction is on the district side or the utility side. - Maiden USA inspected bleachers at both the middle and high schools; the middle‑school bleachers “came out pretty well,” but the high school bleachers will need extensive repairs and a cost estimate is pending. - A seal‑coating and striping RFP for the middle‑school lot is in preparation; sealcoating was estimated in the presentation at about $70,000. - Concession‑stand patio and ADA accommodations were estimated at roughly $80,000; concession interior upgrades and flooring were discussed with boosters. - Irrigation for two fields was estimated at about $80,000; the full set of proposed projects discussed would amount to approximately $631,000 in new estimates on top of prior expenditures.

The facilities director said the district has signed a three‑year contract with CM3 (noted in the meeting as a preventive‑maintenance vendor) to perform twice‑yearly preventive maintenance on HVAC equipment and to manage filter changes. He said preventive work is intended to limit large emergency replacements but acknowledged older equipment will still require capital funds when it reaches end‑of‑life.

Committee members asked for follow‑up on prioritization and on whether temporary accessibility options (for example, a backup chairlift) should be placed in multiple buildings. Staff said many buildings have only one elevator and that installing additional stairway lifts would be disruptive in high‑traffic stairwells. The facilities director said he will return with prioritized cost estimates for the committee’s review.
