The Providence Planning Board on Feb. 20 approved a site-plan revision to add roughly 4,560 square feet to an existing building at 218 Newbury Street, with the condition that the Department of Public Services be made aware of the existing MDC trap and that a record of the trap’s connection be submitted to the board.
Attorney John Kelty presented the project team, including design consultant Ian Staber, and described the proposed single-story, high-bay addition (approximately 18 feet tall with an 18-by-14-foot door) and the materials planned: steel framing, insulated metal panels, concrete foundation with a stone face, and full sprinklers.
Kelty said the applicant addressed a DPW request by showing an existing MDC trap outside the building and a proposed connection; the team will forward a drawing showing the connections as part of the record. City staff asked questions about setback relief and stormwater; Kelty and the owner said the property is already largely paved and the addition would not increase impervious area.
A motion to approve was made conditioned on the latest revision from Riverhawk Environmental dated Dec. 30, 2024, and on notifying DPS of the MDC trap connection; the motion passed by roll-call vote with all recorded members voting yes.
The board and applicant noted the project had gone through construction review and that the applicant will forward a ZBA decision (if any) and the DPW connection drawing for the file. No procedural objections were recorded at the hearing.
