Planning board approves Show You Restaurant & Bar project at 2 Central St. with DPW conditions

The Providence Planning Board voted Feb. 20 to approve the applicant’s site plan for Show You Restaurant & Bar at 2 Central Street, subject to conditions listed in a Feb. 13 memo from the city engineer and with a recommendation to the building inspector to consider reinforced column footings.
John (Jack) Kelty, attorney for the applicant, presented a revised plan that depicts an existing easement, explains its origin and shows the area the applicant proposes to use. Kelty told the board the plan “demonstrates the easement” and that the applicant would abide by conditions set by the Department of Public Services.
Board members raised safety concerns about a new second-floor deck over a private easement and whether its vertical supports could interfere with vehicle passage. Planning Board Member Sean Walsh and others pressed the applicant on whether vehicles could pass and whether columns or overhang supports might be struck by vehicles. Kelty said the new deck’s perimeter supports would remain and that the design leaves a roughly 12-foot passage between central supports. He said the deck is approximately 12 to 14 feet above the pavement and that “the supports for that unit are spaced around the perimeter” while leaving a 12-foot clearance between supports for vehicle passage.
Walsh recommended that column footings be reinforced so a vehicle impact would not cause a deck collapse. The board’s motion tied approval to five bullet points in the city engineer James Nicholas’s memo dated Feb. 13, 2025 and asked that the memo be submitted as part of the approval record. The motion also requested a suggestion be passed to the building inspector to consider reinforcing column footings; the motion passed on a roll-call vote in which all recorded members voted yes.
The board discussed signage to limit public through traffic under the deck and the absence of customer parking on the lot; the applicant said any limited parking would not interfere with the easement and that signage and clearance markers would be installed. The planning board’s approval is conditional on meeting the city engineer’s listed items and on the applicant submitting the required documents for the public record.
