Council approves City Sports site plan with variances; developers to rely on shared public parking

Keller City Council approved a site plan and four variances that allow City Sports to build an indoor/outdoor athletics and tournament facility on about 7.81 acres on Golden Triangle Boulevard.
The proposed project includes roughly 65,000 square feet of indoor space for basketball, volleyball, cheer and futsal plus about 47,000 square feet of outdoor courts and turf fields. The developer and operator said the facility will host leagues, local programming and occasional tournaments, and they plan to partner with Keller Youth Association (KYA) for programming that now occurs in school gyms.
Park‑and‑traffic tradeoffs were the focus of council questions. The Unified Development Code requires 346 parking spaces for the proposed program. The applicant proposes 116 on‑site spaces and asked for variances to (1) waive landscape islands within long runs of parking, (2) reduce the 30‑foot landscape buffer along the four‑lane Golden Triangle to a variable width to maximize parking, (3) waive the requirement that at least 15% of a parking lot be landscaped, and (4) allow the parking deficit to be met by constructing 102 public spaces on Soccer Parkway plus relying on up to 177 existing/proposed public spaces adjacent to the city soccer fields.
Applicant representatives told council they plan to use operational measures to reduce peak parking demand — scheduling, coordination with the city and partner leagues, and ride‑sharing during large events — and to phase programming so that most activity will be league‑based rather than all‑day tournaments. They also said the facility will include a central landscaped core and street‑edge planting even where buffer widths vary.
Council members said the project advances a long‑running vision for the sports park area and will provide athletic space not otherwise planned in the city's renovation of Keller Sports Park. Several members acknowledged the parking deficit but supported the project on the basis of shared public parking, the applicant’s mitigation plans and the broader public‑private investment in and around the park. Council voted to approve the site plan and requested variances.
Next steps: the developer will complete civil plan review, coordinate with Fort Worth on the Golden Triangle access points (the road is under Fort Worth jurisdiction) and obtain building permits. The council recorded the approval and the variances in a single motion.
