Village: Lakemore Plaza space tied up in litigation; owner and representatives limited in actions

A village staff member told the Village of Lakemore council that the vacant Save A Lot space at Lakemore Plaza is entangled in litigation between Save A Lot corporate and a franchisee, preventing the plaza owner’s representatives from readying the space for a new tenant.
"They're in litigation," the staff member said. "Colliers, who represents the owners for the plaza, can't do anything with that space." The staff member said the plaza owner has been in dispute with the franchisee over business-model compliance and that the same owner also holds a Save A Lot in Ellet.
The staff member said a party identified as Sigma contacted village staff and expressed a desire to reopen a Save A Lot under Sigma’s own ownership rather than through the existing franchisee; Sigma’s message said it hoped to operate the store under the Save A Lot banner but clearing the legal dispute would be required first. "Their hopes would be to reopen it under their own brand," the staff member said.
Council members said they were coordinating a meeting between the property owner, Colliers (the owner's representative) and village planning staff to discuss next steps and possible planning commission review. No formal land-use approvals were granted at the meeting.
The council discussion noted the matter is constrained by private litigation and that the village’s ability to influence the outcome is limited while court or contractual disputes are pending.
