Planning staff previewed public-hearing items for upcoming commission consideration, describing proposals and staff observations.
Amazing Cafe (7943 Shore Drive): Staff said the existing restaurant opened without on-premises alcohol and now seeks a conditional use permit to add alcohol service. The site is zoned CC (community commercial) and designated commercial on the future land-use map; the applicant proposes indoor and outdoor seating with a combined capacity of 67 and hours of 11 a.m. to 9:30 p.m. daily. Staff indicated the application requires the CUP and summarized site conditions including customer parking on the adjacent street.
Chick-fil-A (1209 North Military Highway): The applicant proposes to demolish the existing building and construct a new restaurant with a two-lane drive-through instead of the current single-lane configuration. The site is zoned CC; large-scale drive-through facilities in that district require a CUP. Staff said the proposal will go through site-plan review and noted outstanding tree-canopy and landscaping items that remain under development review.
Short-term rental (Bayview, three-bedroom single-family): Staff presented a short-term rental CUP application for a 1951-built single-family home in SF10 zoning. The applicant reported she will self-manage, post emergency contact information, and add foundation screening and front-yard shrubs; staff noted one prior violation for operating without a permit in March of last year. Within a 500-foot analysis area, staff reported that approval would bring short-term rentals to roughly 5% of residential parcels and 4% of residential units in that area; the local civic league indicated support for the application.
Ending: Staff said the items will be scheduled for public hearing and that full application materials and site plans will be available for review in advance of hearings.
