Manatee County commissioners press staff for tighter comprehensive-plan direction on housing, mixed use and infill

Manatee County commissioners used a Feb. 29 work session to press staff and the county's consultant to translate two years of public outreach into clearer, enforceable policy language for the county's comprehensive plan, with a focus on housing affordability, where higher density and mixed‑use development should be allowed and how the county will prevent ad hoc rezoning from undercutting long‑term infrastructure plans.

Why it matters: The comprehensive plan sets the county’s land‑use goals and guides later zoning and code changes. Commissioners said they want the plan to steer growth toward corridors and infill areas where infrastructure can support higher density, and to create clearer limits and incentives so developers and residents know where change is expected — rather than leaving key decisions to individual rezoning requests.

County staff and the consultant Kimley‑Horn presented the project status and sought targeted direction rather than line‑by‑line drafting.
