Todd Morgan, director of community development, said the work would affect approximately a 0.16‑acre portion of Meijer’s existing roughly 22.28‑acre lot and would locate new chargers between two landscape islands. The submitted plans show standard parking stalls, an ADA stall, a designated truck/trailer space, and an equipment enclosure designed to match the existing enclosure in the lot.
Conditions and site details: the planning commission included a condition requiring an additional tree in the landscape island and required that rock mulch shown in the plans be changed to standard mulch to meet code. Mark Napek, speaking on behalf of Aaron Adleman and Tesla, asked about visibility of a nearby interior stop sign and the city representative said staff would evaluate tree species and height so overhang would not block the sign.
Design match and landscaping: Morgan said the enclosure and gates will match the existing materials and that a minor adjustment to the island’s landscaping is required by staff; the Planning & Zoning committee did not add additional conditions when it reviewed the matter.
Next steps: the planning commission’s recommendation moves to the Florence City Council for final action; no final council vote on the change of concept plan was recorded in the meeting transcript.
