The Bargersville Planning Commission voted Feb. 18 to recommend rezoning a five‑acre parcel at 6572 West 375 North from agricultural (AG) to rural residential (RR) to enable a two‑lot minor subdivision.
Brady Vaughn of Crossroad Engineers presented the petition on behalf of owners Dallas and Amanda Johnson and the northern adjacent homeowners Jack and Sandy Logel. The proposal would split the northern two acres to create a lot that the Loggles are expected to acquire; the Johnsons would retain the remaining three‑acre parcel.
Vaughn said the split is intended to meet the two‑acre minimum in the RR district, and that no commitments are proposed with the rezone; the future minor plat and any required waivers would be handled through staff review. Commissioners discussed potential landlocked conditions and access: Vaughn and Greg Gilko (Crossroad Engineers) said the minor‑plat step can include waivers and shared‑driveway easements if needed, and that access arrangements would be addressed in the subsequent platting process.
Jack Loggle spoke in support, saying the two‑acre lot is a wooded hill that provides privacy from his backyard. Commissioners asked whether a binding commitment would be appropriate to keep the two lots together; Gilko said the applicants can add a deed restriction to ensure the new two‑acre tract remains tied to the adjacent Loggle parcel if that is desired.
The commission moved to approve the rezone and recorded vocal ayes from the roll call (Joshua Graham; Ruth Ann Moore; Mark Bridal; Roanna Unbarger; and others listed on the roll call). The commission’s favorable recommendation will be forwarded to Bargersville Town Council for final action.
Clarifying points: the petition as presented does not include special commitments; the created 2‑acre lot likely requires a waiver for frontage and/or access and would be reviewed as part of the minor‑plat process. If access is not provided at the time of platting, staff said the applicants would need a shared‑driveway easement or other legal access.
