The Rapid City Planning Commission on Jan. 23 approved a conditional-use permit (case 24UR028) to allow an oversized attached garage and an indoor gym as part of a new single-family residence on a property accessed from Ranchester Street.
Staff presentation: Planning staff described the proposal as a single-family home with a seven-stall attached garage, a single-stall storage door for a storage area, and an indoor gym with exterior access. The property is zoned Low-Density Residential District 1 with a Low-Density Neighborhood future land-use designation. Staff noted the parcel exceeds 10 acres and that the proposed house and accessory structures will be more than 200 feet from all property lines; mature trees and topography will help screen the development from neighbors and the right of way.
Code considerations and findings: Staff said that because the garage is attached to the primary residence and will use the same construction materials and siding, it meets the city’s oversized-garage criteria and that its placement and design minimize visual impact.
