The Calcasieu Parish Planning and Zoning Board voted to rezone 131 South Goodman Road from mixed residential (R-2) to Light Industrial on Jan. 28, clearing the way for a proposed boat and recreational vehicle storage facility.
Staff recommended approval with standard conditions — adherence to the site plan on file, inward-directed exterior lighting that is not visible to adjacent properties, and a runoff management plan unless a waiver is granted by the division of engineering. The proposal would convert an existing house on the site into an office with two to three employees.
Lonnie Thomas, who lives at the intersection of Goodman Road and Opelousas Street, opposed the rezoning and cited several nearby properties with poorly maintained boats and vehicles, saying those conditions already depress property values. Thomas urged the board to avoid creating more commercial footprints in an area that borders city limits and to pursue annexation or cleanup efforts instead.
Robin Bisoni, representing the potential buyer, said the purchaser plans to operate a well-run business and would be subject to property standards at the development-permit stage. The board discussed compatibility with nearby uses and noted the parcel is outside city limits.
Roll call in the recorded meeting produced six votes in favor and four opposed; the board announced the motion passed.
