Planning Commission approves Football 5 site plan with condition to negotiate elevations with staff

Planning staff explained the property had been rezoned from industrial to general commercial to allow the outdoor field; the commercial design standards require more masonry and varied materials on front elevations. The developer has shown brick, stone and EIFS on the front but requested a waiver to allow metal siding on the sides and rear. Planning staff said the applicant committed to planting evergreen trees along the sides and rear to screen the metal siding.
Commissioners raised several issues before voting. Commissioner Slattery asked about the building orientation; Commissioner Hasty pressed the developer for clarification on how people would get from the parking area down to the field given grade differences. Commissioners Martin and others focused on appearance and buffering between the Football 5 building and the planned Grace Place residential development. Commissioner Martin proposed that stone or brick from the front elevation be wrapped a distance around the side facing Grace Place — an approach the applicant agreed to consider subject to staff review.
Developer Chuck Messer said the use of metal siding and the screening plan was driven by cost and site development tradeoffs and that the team would work with staff on the final treatment. Commissioner Martin moved to approve the site plan with elevations to be negotiated with staff; Commissioner Slattery seconded. The roll-call vote was 7 yes, 1 no.
The commission recorded specific conditions in the motion: staff will work with the applicant on façade materials and heights and confirm adequate pedestrian access between parking and the field as part of final site plan review.
