The Technology Corridor Development Authority approved two plan‑development signs for the Chelsea on Corner multi‑family development: a 5‑foot‑8‑inch monument sign of 96.3 square feet and a 4‑foot‑4‑inch directional yard sign of 17.3 square feet.

Staff described the proposed signs as having brick veneer bases matching the buildings, gray board‑formed concrete faces, and blind‑stud aluminum lettering illuminated with LED floodlights aimed at the faces. Staff said plan development signs are limited to one square foot of sign for every linear foot of road frontage, up to 200 square feet; the proposed monument sign was within that maximum and would sit 306 feet from the right of way near the main driveway entrance, while the directional sign would sit 20 feet from the right of way near the secondary driveway entrance.

Staff recommended approval of a certificate of appropriateness for the monument and yard signs, subject to meeting all applicable Knox County zoning ordinance requirements. Commissioners voiced no substantive objections and the motion to approve the staff recommendation carried unanimously.
