Board reviews Century Farms North rezoning near Johnson County Executive Airport; staff, airport commission recommend approval

Diane Wicklund, a planner with the Johnson County Planning Department, told the Board of County Commissioners at an Feb. 13 agenda review that the Century Farms North application seeks rezoning of a 40-acre property in the City of Overland Park from RUR-J (Rural District, Johnson County) to R-1 (single-family residential).
Wicklund said the property is at the northwest corner of 160th Street and Quivira Road and lies within one mile of Johnson County Executive Airport; the site is shown in Safety Zone 6 on the compatibility map. She said the rezoning request meets the airport compatibility criteria for Safety Zone 6, planning staff recommends approval, and the airport commission recommended approval at its Jan. 22 meeting. Wicklund also said no members of the public spoke at the airport commission meeting about this application.
Commissioner Burrow said the rezoning continues an existing Century Farms development to the south and that he had discussed the project with airport staff; Burrow expressed that the airport commission had no objections. Commissioner Ashcraft asked whether there are any water features; Wicklund said this agenda review covered only rezoning and that stormwater design, including any retention basins, would be addressed at the preliminary and plat review stage. Commissioner Brewer confirmed that a stipulation of the airport commission approval requires the developer to return with a plat and that any airport concerns at that stage could bring the matter back to the board.
Wicklund said the rezoning will proceed to the Feb. 20 business session for formal consideration. No formal vote was taken at the agenda review.
