The Town of Middletown Zoning Board on Jan. 28 approved a special-use permit allowing owner John Andrasik to operate an owner-occupied short-term rental at 35 Bliss Mine Road.
The board granted the petition, 5-0, after Andrasik and his wife, Alda Fernandez, told the board they intend to live on-site and rent no more than one bedroom. Andrasik said the single-level ranch is about 2,400 square feet and that they had renovated the house after moving to Middletown in January 2022.
The petition was filed as a request for a special use to allow short-term rentals under the town’s land-use rules. Andrasik told the board he intended to be on the premises when the property is rented and that his paved driveway offers “four or five” off-street parking spaces. The board asked about compliance with the town ordinance’s parking requirement — one space per bedroom — and Andrasik said he understood and would comply.
A board member moved to grant the petition “subject to satisfaction with the requirements of chapter 98 as well as satisfaction of the requirements set forth in the new land use provision regarding short term rentals.” The motion was seconded, and the board voted in favor with no recorded opposition.
The board noted the petitioner would be required to sign an affidavit with the zoning enforcement officer attesting to owner occupancy and compliance with occupancy limits and other short-term rental rules in the town code. There were no public speakers for or against the petition during the hearing.
The board’s approval is conditioned on the petitioner meeting the cited town code provisions and any requirements in chapter 98 related to parking and enforcement.
