Parcel map WTPM24-0010 for Mount Rose Highway area approved; TMWA noted as prospective purchaser

The Washoe County Parcel Map Review Committee approved tentative parcel map case WTPM24-0010 on Feb. 13, 2025, to split a roughly 40.468-acre parcel near Mount Rose Highway and create a small parcel of approximately 12,000 square feet intended for a water tank.
Planner Julie Olander described the proposal and maps showing the larger parcel with mixed zoning (low density, medium density suburban, and open space) and identified the small parcel proposed within the medium-density suburban area. “On the subject parcel is vacant; Truckee Meadows Water Authority is planning to put a tank on this site,” Olander said, and she told the committee that TMWA intends to purchase the property after the parcel map is approved.
Gabe Whitler of Odyssey Engineering, representing the applicant, told the committee most conditions in Exhibit A pertain to construction of the tank, roadway and access and that the tank and access had already been permitted through the appropriate agencies and were under construction. “Both the access road and the tank have been permitted through Truckee Meadows Water Authority and the state of Nevada,” Whitler said, adding that grading and roadway work were part of the final improvement permits.
A motion to approve the tentative parcel map was made and seconded; the committee voted in favor by voice vote. No public comments were recorded for the item.
The approval is subject to the Exhibit A conditions listed in the staff report; staff advised the committee those conditions address improvements, access, and agency coordination related to the tank and roadway.
