Committee approves Carroll Drive tentative parcel map; conditions require removal or relocation of dwelling and garage

The Washoe County Parcel Map Review Committee approved tentative parcel map case WTPM24-0009 on Feb. 13, 2025, for a parcel at 5370 Carroll Drive in the Sun Valley planning area.
Senior planner Courtney Wyke presented the proposal, saying the subject parcel is 30,971 square feet and the proposal would split it into two equal parcels of 15,487 square feet each. “The parcel is developed with a single-family dwelling and one detached accessory structure, which is a two-car garage,” Wyke said, explaining that Washoe County Development Code Article 306 does not allow an accessory structure to remain without a principal use and that conditions of approval therefore require that the dwelling be removed or the garage removed prior to recording the final map. Wyke told the committee the applicant agreed to the conditions.
During public comment, the person who identified himself as Jeff Veasley confirmed the house had already been removed. The committee took no additional public comment on the item.
A committee member moved to approve the tentative parcel map “after giving reasoned consideration to the information contained within the staff report and the information received during the public meeting,” making the required findings under Washoe County Code section 110.606.03.E. The motion named the applicant as Jeff Beasley in the motion text; the public speaker earlier identified himself as Jeff Veasley. The motion was seconded and the committee voted in favor by voice vote.
Conditions in Exhibit A require compliance with agency review comments and the specified removal or relocation of structures before final map recordation. No other outstanding agency objections were reported during the hearing.
