The Larkspur Planning Commission on Feb. 11 approved design review, a floor-area-ratio (FAR) exception, a slope-use permit and two variances for work at 17 Ridgeway Lane (PLN24-024), including a new one-car garage, a funicular and stairs, and associated site stabilization work.
Staff described the project as a request to allow a 0.42 FAR (about 1,602 square feet) where 0.16 (about 600 sq. ft.) is allowed, permit approximately 60 cubic yards of cut and fill, allow a one-car garage at or near the lot line, and allow a funicular with a 4-foot side setback where 5 feet is required. Planning staff recommended approval subject to findings, conditions of approval, and a Class 30 CEQA exemption; staff also recommended adding a condition to ensure compliance with the city’s noise limits in Larkspur Municipal Code section 9.54 for the life of the use.
