Town of Babylon Rental Board approves multiple permits and renewals; sets deadlines and inspection conditions

The Town of Babylon Rental Board on Feb. 26 approved a series of rental permits and renewals for properties across Babylon and nearby hamlets while setting deadlines and conditions for some properties.
Most routine renewals and new permits were approved after applicants affirmed the town's terms and procedures. The board approved the application for 21 Floral Drive (applicant Kimberly O'Neil) on a motion by Kelly Medwick, seconded by Mike Murray; no audience opposition was recorded and the board voted in favor.
Other approvals included applications and renewals at 129 Burgess Avenue (approved), 20 Jackson Street in Wyandanch (applicant Kimberly DeFranco), 469 Old Country Road in Deer Park (renewal), 1518 Herzl Boulevard in West Babylon (renewal), and several additional addresses mentioned in the hearing. Most approvals were moved and seconded by board members on the record and carried without opposition.
The board attached conditions or extensions in several cases: a permit for 94 Claremont Avenue in West Babylon was extended to April 30 with a requirement that the driveway be replaced; the applicant must send photographs of the excavated driveway and the completed work before the board will schedule an inspection and issue a permit. For a property at 120 South 32nd Street (address listed in the record as '120 South 30 Second Street'), the board asked the owner to clean debris, remove panes of glass and send photos; that matter was extended to Feb. 26 to allow cleanup and inspection scheduling.
Chair Sal Mingano opened the meeting by noting the town uses a program called Townscape to check short-term rental listings and reminded attendees that “short term rentals are against the law in the Town of Babylon.” He also outlined standard hearing procedures, including swearing in speakers and reading legal notices for each case.
Several applicants were reminded of the permit consequences for outstanding maintenance notices (referred to in the hearing as “blue notices”), and board members said unresolved notices could jeopardize current or future permits.
