The City of Cibolo Planning and Zoning Commission recommended the mayor and city council approve a replat splitting a 1.14-acre parcel that currently contains three commercial structures, including the Noble Group event center, into three commercial lots.
Staff told the commission the replat would create Lot 4R for city ownership of the event center and two privately owned lots (Lots 3R and 5R). The property is at 203 South Main Street and was originally platted as Lot 3, Block 1 of the Noble Group subdivision. Staff said water and sanitary sewer service are provided by the City of Cibolo and electricity by Guadalupe Valley Electric Cooperative (GVEC).
Planner Renzi (staff) explained that a prior final plat dedicated right-of-way along Loop 539 West and South Main Street in 2014 and that no additional right-of-way dedication is required for this replat. Renzi said drainage improvements were reviewed and addressed with the original 2014 final plat and that the property's existing drainage conditions will remain unchanged by the replat. Staff recommended approval following city-engineer review and comment resolution.
Commissioners raised no substantive questions during the presentation. A motion recommending approval to the mayor and city council passed by voice vote with all commissioners present voting in favor.
Next steps: the recommendation will be forwarded to the mayor and city council for final action; administrative recording and any required filings will be completed prior to development of the newly created lots.
