Commission backs dimensional variances for Blue Moon Pub pavilion and deck in Knightsville

The planning commission forwarded a positive recommendation to the zoning board for dimensional variances requested by Blue Moon Pub at 42 Phoenix Avenue to construct a covered pavilion, replace an existing patio with an improved deck and stripe parking spaces.

Planner Bergman said the property sits in a C‑5 zone with a future‑land‑use designation of neighborhood commercial; although the C‑5 district’s dimensional standards do not perfectly align with the immediate neighborhood pattern, staff found the proposed pavilion would formalize existing outdoor activity rather than introduce a new use. Staff noted very few recent police calls tied to the business and that surrounding businesses provided adequate off‑street parking, though the applicant will likely need to demonstrate parking management at the zoning board.

Attorney Robert Murray, representing the applicant, said the Blue Moon has used outdoor seating and a small stage for years and intends to upgrade the permanent structure with restrooms and a walk‑in cooler, enhancing the business district. Staff recommended a positive recommendation and the commission passed it by voice vote.
