Board reviews change order to add exterior doors at Heather Hill; cost estimate about $155,000bto $166,000

District staff told the Flossmoor SD 161 Board of Education that exterior doors needed at Heather Hill were omitted from the renovation bid documents and must be added as a change order to the project.
Staff said the work can proceed without rebidding because the additional cost is under the districtbs 10% rebid threshold. The estimate presented to the board was about $166,000; after further conversations with Pepper Construction staff said the final cost is expected to be closer to $155,000. The expense primarily covers doors, frames and hardware as well as demolition, electrical work and security glazing.
Multiple contractors already on the project will perform the work, with LJ Morris identified as the prime contractor procuring doors and frames through suppliers. Staff noted that doors, frames, mullions and hardware often require different subcontractors and that the district is locking in costs now because supply lead times can be substantial; staff said a roughly 12-week lead time applies to materials.
The board was asked to approve the addition as a change order to the Heather Hill interior renovation so the district can place orders and preserve the construction schedule. Staff said this change represents the major outstanding exposure from a metals-price perspective and that the district expects to be in a favorable position once the change is authorized.
