The Village of Germantown Plan Commission approved a two‑lot certified survey map that conveys a 2.67‑acre parcel containing a stormwater management basin from village ownership to TDC Willow Creek LLC, owner of Lot 4 in Willow Creek Business Park.
Why it matters: The CSM formalizes a previously discussed transfer of maintenance responsibility for the pond that serves Lot 4 and lets the developer proceed with site modifications tied to an outdoor-storage plan approved earlier.
Staff recommendation and conditions Director Ratzlaff said the basin serves Lot 4 exclusively and that the CSM is needed so the developer can assume basin ownership. Staff recommended approval subject to one condition: the pond maintenance responsibility will be formalized via a new stormwater maintenance agreement and the village surveyor’s minor technical corrections (a January memo) must be addressed before the CSM is recorded.
Commission action A commissioner moved and seconded approval of the 2‑lot certified survey map as submitted with the single staff condition. With no discussion, the commission voted in favor; the chair declared the motion carried unanimously.
Ending Staff will require the applicant and village to execute the stormwater maintenance agreement and complete technical survey corrections before recordation of the CSM.
