Development services: January permits rise; Einstein Bros. tenant permit issued and Commerce Center expands operations

Mister Gress, representing development services, told the City Council on Feb. 10 that the city's building-permit activity began the year with 11 permits in January, up from two in January 2024.
Gress said staff issued a tenant permit to Einstein Bros. for build-out of a storefront space in a commercial building currently under construction. He added that work continues at the nearby Shell building.
Gress also reported activity at the Commerce Center: Nuuly completed inspections on a second sorter and Southern Glazers installed new sorting equipment. The building official, Mister Warner, completed inspections on the new equipment, Gress said. Southern Glazers has added employees after closing a distribution center in St. Louis; Gress said the Raymore location now functions as the company's distribution center for Missouri, prompting further build‑out and inspections.
Council member David asked about recent dirt work behind Firestone, north of that site. Gress said the contractor is installing water and sewer lines to create pad‑ready sites (described as “pad 2 or 3” ready) as part of the Raymore Galleria North development. He clarified that these infrastructure plans do not yet include formal development plans for prospective tenants; any end users would still need to submit site plans to the Planning and Zoning Commission for approval.
Gress said staff would answer specific follow-up questions and noted that the January permit count indicated a “good start” to the calendar year for construction activity.
