Board grants setback variance at 904 Lanier Drive to ease access and preserve lot plan

The Madison City Board of Zoning Appeals on Feb. 10 approved a variance from development standards for setbacks at 904 Lanier Drive to allow a proposed outbuilding (described by the applicant as a pool-barn type structure) to be placed with a reduced west-side setback.
Applicant David Joe “Joe” Craig told the board that an old city sewer line crosses the lot and limits the feasible building footprint. Craig said the lot is roughly 48.5 feet wide at one point and that an encroaching neighboring house left him with about 7½ feet at the west side, constraining his plan for a 30-foot-wide structure and a driveway along the west property line.
Board members reviewed the three findings required for a variance from development standards — effects on public health and safety, effect on adjacent properties, and practical difficulties presented by the lot’s shape and utilities. Board member Mark Acosta said the lot’s narrow, irregular shape and the sewer alignment created a practical difficulty; board members noted the proposal would improve access and would develop a currently vacant parcel.
No residents spoke in opposition. The board approved application BZVD-25-1 by roll call; all members present voted yes.
Planning staff will process any permit applications under normal code review and ensure utility coordination with city public works.
