The Florence City Planning Commission voted to approve a sketch plan for Hunter’s Ridge, a proposed residential subdivision at 2501 Alligator Road, during the commission’s February meeting.
City staff told commissioners the project covers roughly 96 acres and would be developed in two phases totaling 333 lots — 179 in phase one and 154 in phase two — with approximately 28.45% of the site reserved as open space much of which protects the Bridal Swamp area. The site is zoned RG‑3 and will connect to existing city water and sewer.
“City water and sewer are both available,” city staff said during the staff report, noting the project must meet city inspections for building and stormwater during the development plan review. Staff also described a required Type C buffer along Alligator Road: 20 feet wide per 100 linear feet with three understory trees, three canopy trees and 30 hedges per 100 feet to screen rear lots from the road.
The developer and engineer coordinated with the South Carolina Department of Transportation on access and placed DOT‑requested elements on the sketch plan so the encroachment permit application for Alligator Road access would reflect DOT’s expectations, staff said. The commission’s approval was for the sketch plan; the developer must return to city staff with detailed development plans for engineering, stormwater, fire code and other regulatory reviews before construction can begin.
The motion to approve the sketch plan passed on a voice vote; the commission did not record a roll‑call tally in the transcript.
The commission chair said the sketch plan is in compliance with the Unified Development Ordinance and that subsequent reviews will address technical details such as stormwater controls, building inspections and fire access requirements.
The commission’s approval means the project proceeds to the next administrative stage: development plan review. City staff will notify the commission and the public if subsequent submittals trigger additional hearings or conditions.
