Board approves small lot reconfiguration between Jones and Peterson on Clark Road

The Planning Board approved a minor boundary-line adjustment Feb. 11 that reconfigures two adjacent parcels on Clark Road to eliminate an irregularly shaped parcel and bring one lot into conformance.
Randy Tetreault presented for Nancy Jones and Curtis and Vanessa Peterson. Tetreault said the Petersons' lot has long used an adjoining triangular parcel informally; the adjustment formalizes that arrangement by conveying the small jog to the Petersons. The reconfigured lot now meets form-factor requirements that previously left it just under the minimum. The lots are served by municipal water and sewer; no septic work was required. The plan included a 10-foot setback notation to preserve a shed that otherwise would sit over the new property line.
The board granted a waiver for soils/percolation mapping appropriate to water-and-sewer-served lots, accepted the application as complete and approved the adjustment. Conditions require final, stamped plans, monumentation certification, recordation at the Carroll County Registry of Deeds within six months and payment of recording fees. The board found the change to be consistent with zoning and beneficial to lot configuration.
