Board approves Lewis lot-line adjustment adding acreage to farmhouse parcel

The Wolfeboro Planning Board approved a minor boundary-line adjustment Feb. 11 that transfers approximately 1.59 acres to an existing farmhouse parcel on Middleton Road.
Randy Tetreault of Norway Plains presented the plan on behalf of Eric and Paula Lewis. Tetreault said the adjustment expands the existing 2.5-acre farmhouse parcel by about 1.59 acres; the remaining 70-plus-acre parcel already contains an existing house and barn and will remain undeveloped for now. The plan includes topographic information and requested waivers for soils and wetlands mapping on the larger remainder parcel; the board accepted the waivers as appropriate for the minor adjustment and approved the application as complete.
Conditions of approval require final stamped and signed plans, monumentation certification and recording at the Carroll County Registry of Deeds within six months, and payment of recording fees. The board found the adjustment improves lot configuration and poses no zoning conflicts given the prior state subdivision approval for the larger parcel.
