At its February meeting the Planning and Development Board approved a series of relatively small, technical variances after brief staff presentations and limited discussion.
- 52 Los Lagos Boulevard (Los Lagos at Matanzas Shores): The board approved a 0.4‑foot (approximately 2.1‑inch) left side (west) setback variance for a proposed pool and deck. Staff said the encroachment resulted from earlier foundation survey dimensions that had been measured to the patio edge rather than the house wall; the requested relief was just outside administrative variance tolerance. Applicant Nick Mayville said the pool is fenced and not visible from the street. The board approved the variance.
- 26 Rollins Dune Drive (Rollins Dunes subdivision): The board approved a 4‑foot front yard setback variance that lets the applicant square the front corner of a permitted house plan. Staff explained the cul‑de‑sac geometry imposed a shortened side and that the house permit had been issued with a bobbed‑off corner to meet setbacks; the applicant requested relief before revising the permit. The board found the parcel shape created the difficulty and approved the variance.
- 258 Sterling Bridge Drive (Plantation Bay, Unit 6): The board approved a 1.5‑foot rear yard setback variance for a proposed pool and deck. Staff said the lot’s irregular dimensions left limited room to place a pool; the homeowners association had approved the plan. Permits will follow once applicants submit construction documents that conform to the revised setbacks.
- 325 Old Brick Road (undersized C‑2 lot with accessory structure): The board approved a 33.7‑foot east side yard variance to legalize a small expansion of an accessory roofed area that had been built without a permit. Staff said the accessory structure dated to the 1950s/1960s and predated current setback rules; the variance will allow the owner to close out a notice of violation by obtaining a permit for the modest roof expansion.
All four requests were approved by the board, with conditions that applicants file revised building permit plans to match the approved setbacks.
