The board placed a stay of demolition on the property at its Nov. 20 meeting. Staff and the applicant group completed a site visit Dec. 13, during which the applicants presented a preliminary vision and redevelopment timeframe. Staff told the board the applicants are pursuing a longer-range vision and that the matter involves questions about rezoning and the Boulder Valley comprehensive plan update beyond the board’s preservation review.
Marcy Gerwing summarized the procedural options: the board can either lift the stay and approve a demolition permit, or initiate the designation process, which would begin a separate public hearing and analysis. She noted the stay of demolition currently on the property expires March 19; the March 5 regular meeting is the last regularly scheduled board meeting before that date and would allow the board to take action before the stay lapses.
Board members discussed whether an additional site meeting with the applicants would be useful before the March 5 hearing. Several members said they would find a preparatory meeting helpful but stressed that it would be the applicant’s choice whether to request one. Staff said it would reach out to the applicants to confirm whether a supplemental meeting would be productive.
The board then moved and seconded a motion to schedule an initiation hearing on March 5 to consider whether to initiate landmark designation or issue a demolition permit for 2425 Colorado. The motion passed by unanimous roll call.
Why it matters: The March hearing gives the public a formal opportunity to weigh in and preserves the board’s ability to act before the demolition stay expires on March 19. If the board initiates designation, that begins a separate review process with criteria the board will analyze; lifting the stay and issuing demolition would permit removal of the building subject to code.
