Commission approves transfer of existing outdoor‑seating approval at 1368 Beach Blvd. for new restaurant tenant

The Jacksonville Beach Planning Commission voted to approve a conditional‑use request to transfer an existing outdoor seating approval for a restaurant space at 1368 Beach Boulevard, Unit 1396, to a new tenant.

Staff said the outdoor seating area is already fenced and meets requirements, including those for on‑site alcohol sales, and recommended approval. The commission granted the transfer without conditions after the applicant confirmed the seating configuration and operating practices would remain unchanged.

Lawrence Yancey (listed on the record as the applicant at 1309 Saint John Bluff Road) told the commission the tenant is not proposing structural changes to the existing fenced seating area and intends to maintain the same amount of seating as the prior use. When asked about outdoor music, Yancey said, “No. We're not,” and added that any future desire for entertainment would require a separate city permit.

Staff noted the commercial center provides parking to meet the mix of uses on site and that the outdoor seating has been used repeatedly for similar restaurant concepts. Commissioners asked a few clarifying questions about seating numbers and hours; the applicant said seating would remain consistent with previous approvals. The application passed on a roll call with votes recorded as yes by Commissioners Debbie Cole, David Dahl and Matthew Feiler; the chair announced the application was approved.
