The Athens‑Clarke County Planning Commission on Feb. 6 unanimously approved a request to change the future land use and zoning of a roughly one‑acre parcel at 1055 Hull Road from a split pattern to full general business.
Staff recommended the change after finding the parcel—partly commercial rural (CR) and partly mixed‑density residential (RN)—would better align with the predominantly commercial pattern along Hull Road and the county’s growth‑concept mapping for the area. Planning staff noted recent development nearby, including apartments and the Kroger at the 72 and 29 intersection, and said sewer capacity had been extended to the parcel.
Brett Thurman, an engineer representing the applicant, told the commission the project team “agree[s] with staff recommendation and would wholeheartedly request that you approve it.” Thurman said sewer extension work was already in the ground to serve the site.
Commissioner Sarah Barish moved to approve the change to the future‑land‑use map; commissioner Sarah Gehring seconded. The commission later approved the rezoning to Commercial General with the condition recommended by staff.
Staff and the applicant said the change would align the property’s land‑use designation with adjacent parcels on Hull Road, smooth development review for the site and reflect recent growth patterns in that corridor.
The commission did not receive comments in opposition during the public hearing for this item. No additional conditions beyond the staff‑recommended technical items were added at the meeting.
The approval lets the parcel proceed under a unified General Business (GB/CG) designation and the updated future‑land‑use classification; any subsequent development will require standard site plan and permitting review under the county code.
