Planning board approves two property variances in Valley Center

The Valley Center Planning and Zoning Board on Jan. 28 approved two variance requests: an accessory-structure size variance at 659 North Abilene and a front-yard setback variance at 525 North Ash.
Staff reported the accessory-structure request is a follow-up to a previously granted 6-foot setback variance and seeks permission for a roughly 1,500-square-foot accessory building where code allows 720 square feet. Planning staff said neighboring properties already have accessory structures larger than the code limit and that they had received no comments for or against the request. Based on that review, staff recommended approval. The board voted to approve the variance (V-2024-05).
Also approved was a front-yard setback variance for 525 North Ash that would reduce the required 25-foot front-yard setback by roughly 13 feet so the homeowner can add an awning/car cover to park two vehicles. Planning staff said the applicant supplied GIS measurements and photos and that notice to properties within 200 feet produced no opposition. The board approved that variance (V-2025-01) on staff recommendation.
Both public hearings were opened and closed with no members of the public speaking in opposition. Board members noted these kinds of variances are common in older neighborhoods where existing houses sit closer to the street than the current code allows.
