The Spring Hill City Planning Commission voted unanimously to recommend approval of final plat FP24-8, Wizzwell Farms Third Plat, adding 68 lots to the subdivision. The motion to forward the final plat to the governing body passed 9-0.
Staff said the final plat follows the previously approved preliminary plat and that most infrastructure — streets and a lift station serving the development — is in place. Because the developer donated approximately 44 acres to the city for parkland, the commission noted the $300-per-lot park fee will not be charged for these lots.
Commissioners asked whether the city or developer would build the park. Staff said the city will construct the park, but planners have not yet developed a site plan or amenities for the donated land. Staff also reported continuing work on connectivity and trail planning that could affect park access and future trail connections between subdivisions.
Commission discussion touched briefly on homebuilders active in the area; staff noted national builders are involved in local subdivisions. No conditions were added to the recommendation. The planning commission’s approval sends FP24-8 to the Spring Hill governing body for consideration of final acceptance and any ordinance or plat-recording steps.
