The Lexington County Planning Commission approved a variance to allow use of an existing 20-foot flag-lot access as legal ingress/egress to a 15.95-acre parcel owned by WJS Inc., represented by Steve Hendricks, finding wetland constraints limited developability of that parcel.
Hendricks told the commission the parcel lies between the Golden Pond and Somerset subdivisions and is primarily wetland; county topography and wetlands layers indicate limited developable upland. He sought relief from the 50-foot ingress/egress requirement and asked that the existing 20-foot strip be recognized for access. Staff and Hendricks said formal wetland delineation was not completed because previous reviewers concurred the parcel was largely undevelopable and a delineation would not be productive.
Commissioners discussed maintenance and emergency access, including the need to preserve access to streams and a town pump station. The motion to approve required a condition that a 20-foot deeded access be retained on the north side of the property from the cul-de-sac and that southeastern access be preserved; the commission approved the variance with that condition by unanimous roll call. Staff will coordinate deed restrictions and required easements with the applicant before recordation.
