The Lexington County Planning Commission approved a private-road variance allowing Kyle Gause to divide 125 Marty Lane into two parcels so he can finance and install a new manufactured home to replace a residence damaged during Hurricane Helene.
Gause told the commission his single-wide primary residence suffered roof and exterior damage, leading to mold, buckling floors and health concerns. He said lenders require the replacement double-wide to be titled to its own parcel. Planning staff presented a proposed plat showing the front parcel at approximately three-quarters of an acre and the rear parcel at roughly one-quarter acre, served via a 20-foot easement to the back lot. The packet noted a prior private-road variance in 2018 that created Lot 7A on the same lane.
Commissioners concluded Gause met the five standards for a variance, citing extraordinary conditions from storm damage and no evident detriment to neighboring properties. A motion to approve the variance as submitted was made and seconded; the commission approved the request by unanimous roll call.
