The Reynoldsburg Planning and Zoning Board approved a conditional‑use permit on Jan. 16 for an overnight lodging hotel at 2467 Taylor Square Drive and noted the applicant withdrew a separate variance request tied to the same site.
The board granted the conditional‑use approval for the proposed 104‑room, roughly 30,000‑square‑foot hotel with amenities that the applicant says will include a business center, fitness center, breakfast area and an indoor pool. Staff recommended approval with a single condition: the Violet Fire Department must be satisfied with the applicant’s response to the department’s comments.
Staff presented the application (No. 20240629) and told the board the site consists of two parcels in the CC (Community Commercial) district. The same applicant, Kush Patel for 256 Hotel Group LLC, previously sought several variances at the Dec. 5, 2024 meeting; one outstanding variance (to reduce the number of parking‑lot islands) had been held to the Jan. 16 meeting.
At the Jan. 16 meeting the applicant’s representative, Steve Fox, told the board the project team has been in contact with Violet Fire Department and that the team “feels that we can achieve all the requirements.” Fox said the applicant did not object to the staff‑recommended condition that the Violet Fire Department’s comments be addressed to the department’s satisfaction.
Before the conditional‑use vote, Fox also spoke on the separate variance application (No. 20240630) to reduce required parking‑lot islands. Fox said the applicant had revised the landscape plan to show the required 11 islands and therefore withdrew the variance as unnecessary.
Board member First moved to approve the conditional use, citing the conditional‑use factors in section 110.9.13(d) of the zoning code; Norm Brusk seconded the motion. The board voted unanimously to approve the conditional use with the staff condition. The board took no formal vote on the withdrawn variance (the applicant withdrew the request), and staff recommended denial only if the applicant did not withdraw it because the development standards in section 16007.J.2 were otherwise met.
The approval is contingent on satisfying the Violet Fire Department’s outstanding comments; staff told the board the fire department had reviewed the revised site plan and supplied comments but had not yet emailed staff confirming that all issues were resolved. The applicant provided a proposed fire‑truck turning radius for the site and said the project team and fire department “are on the same page.”
No timeline for building permits or construction was specified at the meeting. The application packet and staff report indicate the site plan also proposes two on‑site auto‑share spaces and a landscape plan; the board previously approved variances for a reduced drive‑aisle width and for a landscaping buffer at the Dec. 5 meeting.
The board’s action on Jan. 16 brings the project one administrative step closer to permitting, subject to the fire department’s final sign‑off.
