Council OKs rezoning on Cimarron Street to enable duplex development

The Lufkin City Council approved on second reading an ordinance to change zoning and the future land use map designation for properties at 1615, 1701, 1705 and 1709 Cimarron Street to allow duplex development.
City staff member Kevin reported that Michael Parker, on behalf of Nathan Cole Blakely, requested the zone change for the four addresses. Kevin said the parcels total about 1.3 acres, are currently undeveloped and are described as part of First Christian Church, lot 2 revised, block 1, lots 1 through 4. He told the council the change would convert portions currently zoned residential large and commercial to duplex zoning because residential large does not allow duplex construction.
Kevin said surrounding uses include First Christian Church, DP Solutions, a title loan business and Mike’s Auto and AC. He stated the comprehensive plan designation is commercial and that staff finds the proposed zone change consistent with the area and with a proposed medium-density residential future land use classification. Planning and Zoning Commission unanimously recommended approval and staff recommended that the council adopt the ordinance on second reading.
No members of the public spoke during the hearing. A councilmember moved approval, another seconded, and the council adopted the ordinance by voice vote; all members present said “aye” and no opposition was recorded.
The rezoning converts multiple contiguous lots totaling about 1.3 acres to permit duplex construction; the council did not state conditions or an effective date during the meeting.
