Council approves final plat to split Lot 12 in Sage Industrial Park into five lots

The council approved Resolution 25-10, which authorizes the final plat for Sage Industrial Park Number 8, subdividing Lot 12 into five lots.
City staff described the property at 527 Sage Industrial Road and explained the plat creates five industrial lots sized roughly between 1.659 acres and 4.852 acres. Access to most lots will be from Sage Industrial Drive; staff noted a 30-foot access easement across Lot 1 and another 30-foot access easement along the south of Lot 4 that could provide alternate access to Lot 5. City water and sewer mains are located in the East Service Road to the south; the plat record shows that internal roadways and connections within Sage Industrial Park are privately owned and maintained by the owners’ association.
Staff recommended, and the council accepted, that the developer consider a wider right-of-way if future access to lands to the west is desired; staff said the immediate purpose of the access easements is to access a water tank on adjacent property. City staff reported no substantive concerns with the final plat.
A council member moved to approve the final plat and the council voted in favor by voice vote; no opposition was recorded in the meeting transcript.
The plat approval allows recordation of the subdivision and the developer to proceed with private improvements consistent with the plat and easements recorded.
