The Board of Zoning Appeals approved a variance to allow a covered porte‑cochere attached to the house at 2308 Woodmont Boulevard to encroach slightly into the side setback.
Applicant Josh Bergner and architect Chris Strickland explained that the home is positioned east of center on the lot and an existing detached accessory structure at the rear of the property limited alternative locations for sheltered vehicle access. Strickland said a front‑yard porte‑cochere would have required a long approach and a rear porte‑cochere would have created problematic vehicle turning.
Board members said the location and site constraints presented a practical difficulty and that a narrowly tailored variance would not harm neighbors. The board noted a nearby similar porte‑cochere had previously been granted a variance. A motion to approve carried 4‑0.
The approval is limited to the specific design and setback shown in the record; the board advised the applicant to obtain the required building permits and comply with inspection and construction standards.
