The St. Mary's County Planning Commission on May 27 approved three concept site plans by voice vote following staff presentations and limited public questions.
Approved items (motions were moved, seconded and approved by voice vote with no roll call recorded):
- A&W/Long John Silver (Concept Site Plan 07‑13200012): Concept approval for a 2,983‑square‑foot restaurant at 21591 Great Mills Road in the Lexington Park Development District (downtown core mixed‑use DMX). Motion to approve moved by Mr. Chase; seconded by Mr. Thompson. The planning director will make final findings on adequate public facilities administratively before final site plan approval.
- Charlotte Hall Properties (Concept Site Plan 07‑13200021): Concept approval for a 73,350‑square‑foot commercial retail project in the Charlotte Hall Town Center Development District; the applicant intends phased development and will submit separate concept/final plans for individual pads. Motion moved by Mr. Evans; seconded by Mr. Thompson.
- St. Mary's Industrial Park Lot 14 (CCSP 613200003 / 06‑13200003): Concept approval for a 12,820‑square‑foot warehouse/office with limited retail at 44150 Airport View Drive in California; staff reported the single‑story 21‑foot building is below airport elevation transitional surfaces. Motion moved by Mr. Thompson; seconded by Mr. Hayden.
Staff noted that final site plan approval on all projects remains contingent on engineering studies and chapter 70 design requirements; the planning director must confirm adequate public facilities (water/sewer) before final approval.
