During the meeting the Planning Board covered several miscellaneous items under other business.
Town staff notified the board that the town engineer expects to file a wetland-permit application soon for the Witten Road culvert replacement; the filing is imminent and staff will bring the permit back to the board for review. Board members noted the timing could conflict with Mason Road bridge work and related detours and asked staff to coordinate with the Department of Public Works. Members said the Mason Road bridge is funded in part by the state with a local 20% match from the town's capital reserve.
Board members reported a notice that the DuCal development property is listed for sale; staff said it is not uncommon for developers to market a project after initial approvals and that the applicant continues to work with town staff on sidewalk-easement language.
Pending planning applications and timing: the board expects to consider a six-month extension request for a previously approved project (the extension would extend a deadline to Nov. 8, 2024), a continuation of the Stone Gledge major site plan (staff and the applicant will meet with the town engineer and staff in Bedford to review logistics and traffic/lighting sequences), and two condominium conversions: a five-unit conversion on or near Hammond Road (mixed-use building with an existing studio) and a proposed six-unit condominium conversion at 21 Emerson Road (Squirrel Hill). The board intends to put these items on upcoming agendas and asked applicants to provide engineering and timing details ahead of public hearings.
The board also approved the Jan. 7, 2025 minutes as amended.
No formal board actions on these permit or project items were taken at the Feb. 4 meeting; these were notifications and scheduling items for future agenda consideration.
