Desiree said the roof decking has been replaced, a roof permit was issued (applied for 12/12/2024), the pool was drained and cleaned, and pest treatment had been applied. Remaining items included sealing exterior openings, relocating or securing a fence latch and completing window replacements.
Steve Schubert, chief building official, described the permit status and the commission’s options. "The building permit that's been issued is for rehabilitating the entire structure," Schubert said, adding that engineered plans had supported issuing the permit and that the alteration permit would cover windows and interior work. Schubert also emphasized that habitating the structure and maintaining pest control would substantially help the rodent issue.
Keenan McCarty, the owner, told the commission he had contracted work to begin and that a handyman was due to install a new latch; he said windows had been ordered and the contractor would start work the following Monday. Neighbors who spoke at the hearing urged firm deadlines and oversight. Patrick Bolton of 403 Greenway Court questioned the owner’s financing and asked for a detailed schedule; Rick Roberts of 411 Greenway Court said the pool posed a life‑safety risk and pressed for accountability.
After discussion, the commission amended the original December order to add a 10‑day requirement that "all openings in the exterior of the structure, including doors, windows, eaves/soffits and plumbing penetrations, be sealed, boarded or otherwise secured" and that a lock be placed on the fence and remain in place. The commission retained the previously proposed timeline for interior repairs and set a show‑cause hearing for April 3, 2025, to review progress. Staff said they would not seek daily fines at the meeting but would request monetary sanctions if the property remained noncompliant before the April hearing.
The commission voted to continue the order with those amendments. The motion carried after a second; the meeting record shows the chair announced the motion carried, without a roll‑call tally recorded in the minutes.
