The Shawnee Planning Commission voted 5-0 Feb. 5 to recommend rezoning a parcel near the intersection of Churchill and 40 Fifth Street from Transitional Agriculture (TA) to C-1 (neighborhood commercial). The applicant, listed in the packet as Tracy Wynne with Landes Engineering, had requested a C-2 (regional commercial) designation.
Staff presented the case (RZ01-25), describing the property’s context and the city’s Future Land Use Map. Community Development staff said the property is currently surrounded by TA to the east and west, C-1 to the south and R-1 to the north, and noted the comprehensive plan’s medium-density residential designation for the parcel. The staff report recommended rezoning to C-1 as more compatible with surrounding land uses; staff also said the requested use (a personal service — a retail nail salon) is permitted in both C-1 and C-2.
During the public hearing Rob Morris, a nearby resident, said he did not object and preferred the staff-recommended C-1 because it limits the potential for larger commercial development in the future.
