Planning commission approves preliminary plan for Elizabeth Hills Phase 6 — 40 single-family lots

On Oct. 26 the St. Mary's County Planning Commission approved the preliminary subdivision plan for Phase 6 of Elizabeth Hills, a proposed 40-lot single-family development.
Planning staff summarized the project's long review history and recommended approval. The project lies in the Lexington Park Development District and will be served by public water and sewer. Staff noted prior approvals for Phases 1–5 and said the application met the subdivision ordinance findings, annual growth-policy requirements and adequate public facilities standards for schools as presented.
Joe Kajewski, representing the applicant (Collins and Olaf Associates), said phases 1–4 are recorded and phase 5 was pending recordation. He said Phase 6 will include an extension of Peg Road and new local streets; some road extensions are planned in future phases. Commissioners raised concerns about traffic and the timing of Peg Road extension; staff and the applicant noted right-of-way dedication and frontage improvements along Indian Bridge Road completed in earlier phases and that the Peg Road extension is a longer-term county capital project.
The commission moved to approve the preliminary plan for Phase 6 (40 lots). The motion passed on a voice vote with no recorded opposition. Staff noted final approvals, construction drawings and technical-agency signoffs remain required before recordation and building permits.
