The 18 lots meet RS4 zoning standards; three outlots were created for stormwater management (two ponds and one outfall for a storm pipe). Staff noted required street trees, easements for off‑site stormwater facilities and other listed conditions and recommended approval with those conditions. The commission moved, seconded and approved the plat with the staff conditions.
The developer will be required to comply with the grading and stormwater management details and to install street trees and easements per the city standards before final plat recording.
