The Tomball City Council on Feb. 3 adopted on first reading an ordinance rezoning 1.2618 acres from agricultural to commercial to permit an expansion of the existing Tomball Rental Center. The motion passed unanimously on first reading.
Staff said the property is legal nonconforming and predates current zoning. The proposed commercial zoning aligns with the city’s Quarter Commercial future land-use designation intended for nonresidential uses along busy corridors. Planning staff noted the site has direct access to Business 249 and that surrounding zoning and uses (commercial and agricultural) are compatible. The Planning & Zoning Commission recommended approval by a 5–0 vote and staff recommended approval as well.
Keith Kitchens, a principal in the property owner trust, attended and said the family has owned the property for decades and is seeking to expand the rental center with a new building behind the existing structure. Council discussion included clarification of the building location and staff confirmation that the new structure would be consistent with the zoning change and site constraints.
Ending: The ordinance passed on first reading; the applicant may proceed with required site improvements and building permits in conformance with the new zoning after final approval steps.
