The Davenport Design Review Board on Jan. 27 approved exterior modifications at 114 West Third Street for R3 Roofing and Exteriors, subject to color and trim conditions intended to improve vertical integration with the existing historic façade.
Staff described the scope: infilling the west basement entry (currently a staircase and nuisance area) with storefront windows to create a flush storefront, refacing the structural wall with Watson brick to match the adjacent R3 storefront, installing red brick pillars, and replacing storefront glass with window units matching the adjacent building. Staff recommended approval of the infill for safety and nuisance reasons but requested greater vertical integration with the historic character of Boosie’s on upper floors.
Anna Maria Rocha, representing R3 Roofing and Exteriors, said the applicant would be open to painting materials to match the upper trim as an economical alternative to re-materialing. Board members and staff negotiated three specific conditions for the approval: 1) paint columns to match the existing trim/cream color of the facade; 2) paint masonry below the windows a gray tone to match the building above; and 3) revise the proposed decorative white caps so they match the square masonry trim/ledges that separate floors two and three on the existing building. The motion to approve with those conditions passed unanimously (Anderson — yes; Malcek — yes; Rashid — yes; Stineker — yes; Payone — yes).
