The Area Plan Commission of Tippecanoe County Executive Committee on Feb. 5, 2025 approved minutes, advanced two proposed ordinance amendments to the full Area Plan Commission for public hearing, and approved multiple subdivision and planned-development items, the committee said.
Why it matters: The committee’s approvals and recommendations set which development petitions and zoning changes will be considered at the Feb. 19 public hearing and clear several large residential projects to proceed toward final plats and construction. The committee also advanced two ordinance changes that would change how the county treats terminating special exceptions and how fueling facilities are classified.

Other actions and next steps
- The committee moved two ordinance items forward to the full APC for public hearing: (1) a proposed change to the Unified Zoning Ordinance (UZO) process for terminating special exceptions, limiting who may file such termination requests, and (2) an amendment to the Unified County Ordinance (UCO) to add a new fueling-center use and revise where fueling facilities may locate. Both items will appear on the APC agenda for public hearing on Feb. 19, 2025.
- Staff noted that some rezoning and development petitions will require subsequent administrative or amended plat approvals before lots are recorded or building permits issued.
Meeting context and engagement
- The meeting was procedural and efficient: roll was taken, a quorum confirmed, and recorded motions were processed in succession. Several agenda topics prompted substantive discussion: the proposed change limiting who may request termination of a special exception, and a longer discussion on creating a new "fueling center" use (see separate article) that generated questions from commission members, the Board of Zoning Appeals president, and attorneys representing developers.
Ending note: Items recommended by the committee will be considered at the full Area Plan Commission meeting and public hearing on Feb. 19, 2025. Petitions that were administratively noted (amended plats, administrative approvals) will proceed through staff review as applicable.
