Commission approves letter recommending rezoning of Etherton Heights to allow three single‑family lots

Planning staff described the application (PZ5‑24, Etherton Heights, care of Spree Sedat Properties, LLC) and said all three lots would face Etherton Road, have side‑entry garages, and range in size from about 30,000 square feet to more than an acre. The department noted the commission had taken a favorable action at a prior meeting and the draft letter before the commission reflects that earlier 6–0 recommendation.
Commissioner Humphrey moved to approve the city’s recommendation; Commissioner Clayton seconded. The commission conducted a roll call and recorded a favorable vote; the department will forward the letter of recommendation to the City Council for public hearing and final consideration.
The department told commissioners it had concluded the proposal meets applicable zoning, subdivision and town‑center design standards, including streetscape and architectural requirements. No substantive public comment against the request was recorded at the Feb. 3 meeting. The department will provide the draft letter and supporting materials to the council for the next stage of review.
